Developing support plans with commercial property managers

The commercial property managers that we work with often have more than one property under their care with a whole range of different building maintenance needs. Ensuring that what we do for them is beneficial, practical, and cost-effective is something we have honed over two decades of property management. We never approach this from a one size fits all perspective as we appreciate different sectors have different needs and the age and purpose of the commercial building is also a factor. 

How we get started with a support plan

It’s firstly important to understand the different elements of maintenance and monitoring. Any strategy that is developed considers the following:

  • Preventative maintenance.
  • Condition-based maintenance.
  • Predictive maintenance.
  • Reactive emergency repairs. 

The first thing we do when we meet with the commercial property manager is to get a sense of all the elements of the building and identify which aspects fall into which section of the strategy.

All properties have a life cycle. This varies, depending on which sector they fall into for example, retail and leisure, manufacturing, and warehousing. We draw upon our experience across multiple sectors and various commercial buildings over the years and bring this to the strategy conversation. We will bring any potential red flags to the attention of the property manager, so they can be incorporated within the plan we develop. 

Building a strategy that works for you 

We will then set out a 12-month timeline that puts all the necessary maintenance, servicing and repairs into a plan. We always consider machinery or systems that require servicing, even if it does not fall under our remit, we know that commercial property managers need a clear top-level view of what will be happening week by week.

We have found that when we collaborate in this way, we can hear all the challenges that the property manager may face day to day and bring our insight and experience across multiple sectors to the table. What this means is each commercial property has its bespoke maintenance strategy that keeps costs down and ensures the building remains functional and profitable.
