  • What is preventative maintenance for commercial buildings? 

Preventative maintenance is a developed strategy that ensures a commercial building is kept in good working order. This may comprise an inventory, a schedule of inspection, a service plan and repairs and upkeep on equipment or key aspects of the building, such as the roof. 

 

  • Who is responsible for commercial building maintenance?

Whilst the asset may be owned by an organisation or individual, commercial tenants have a lease and are bound by the schedule of conditions. In short, both parties are responsible and have a vested interest in maintaining the building but anyone leasing a commercial property must ensure they abide by the schedule of conditions, particularly towards the end of the lease.

  • How much should I put aside for property maintenance?

It will largely depend on the age of your property, but if homeowners put aside between 1 and 4% of the value of the property each year, it will provide a small pot that you can dip into. Bear in mind, however, there will always be expenses that are either unexpected or not annual such as boiler issues.

 

  • Why is my house so cold?

There is a whole range of causes for this, and the most common are substandard windows, lack of insulation, poorly fitted doors and an inefficient boiler. Check the seals on your windows, invest in a decent front door that keeps the warm air in and the cold air out and check your roof space for insulation.
